TAX ASSESSOR FUNCTION The function of the Tax Assessor’s office is to evaluate land and buildings for taxing purposes. The Assessors place a value on the property which is multiplied by the municipal tax rate. There are many factors which affect a property owner’s assessment; primarily it’s location, size and condition. Most property assessments will not change between revaluations (our last revaluation was in 1994) unless improvements have been made that influence the value.
Some examples of changes that can increase the assessment are: additions, porches, garages, bathrooms, central air conditioning, fireplaces, in-ground swimming pools, finished basements, decks, patios, etc. Also, if a property owner removes any of the above items, their assessment may be decreased.
PROPERTY TAX DEDUCTIONS Some property owners are eligible for property tax deductions. If you are in any of the below categories, you may be eligible for a property tax deduction:
•65 years of age or older and make less than $10,000 per year, excluding social security or certain government pensions may qualify you for a $250 deduction.
•Declared 100% totally and permanently disabled and meet the above income requirements may qualify you for a $250 deduction.
•Veteran of a specific time period of the armed services and were on active duty during time of war may qualify you for up to $250 deduction.
•Surviving spouses of a qualified applicant receiving a deduction (with copy of death certificate), continue to receive the same tax relief.
To receive any of the above deductions, you must file an application with the Tax Assessor's office.
The Assessor's office will provide property owners with any information pertaining to deduction eligibility or their property assessment. |
